Signs it’s time
- Age: Many asphalt roofs around here are in the 15–25 year range. Past that, repairs stack up.
- Leaks or stains: Ceiling spots, wet attic insulation, or daylight through the deck.
- Curling, cracking, or bald shingles: The roof is giving up weather protection.

Repair vs replace
We’d rather fix a small issue when that’s the honest answer — that’s what roof repair and replacement is for. When the field is worn out, though, a new GAF system (Timberline HDZ® / UHDZ® on the right jobs, Golden Pledge® when you qualify) is the longer play — better warranty, better look, fewer callbacks. While you’re at it, worn or clogged gutters often need attention with a new roof.
