How the job is measured
Roofers measure in squares. One square is 100 square feet of roof surface, not the heated area on a listing. Eaves, hips, and valleys add surface a floor plan never shows.

Size and shape
More squares mean more underlayment, more field material, more flashing, and more tear-off debris to haul away. A straight gable uses fewer cuts than a roof broken into hips, valleys, and the pockets behind a chimney. Each plumbing vent, exhaust fan, and skylight needs its own flashing line in the scope.
When a skylight stays in the job, we install VELUX. A new curb or flashing kit, or a unit that has to come out so the deck can be checked, is part of the roof scope. It should be its own line.
Material systems

Designer profiles are a separate system. For that work we are a Brava Authorized Contractor. The profile, the fastening pattern, and the accessory pieces are specified by Brava. They are not a color change on a standard architectural shingle.

Pitch, height, and access
Pitch changes the labor even when the square count is similar. A steep roof needs more staging and tie-off than a walkable slope. Two-story eaves, narrow side yards, and plantings or decks under the drip edge slow loading. Many houses around Lake Norman have one open side and one side with almost no room to stage. That is labor on that house, not a regional average borrowed from another city.
Haul-off is part of a full tear-off. If a bid never mentions disposal, do not treat it as the same scope as one that does.
Decking found at tear-off
Tear-off splits the bid into what the inspection can see and what the deck shows after the shingles are gone. Soft plywood, spaced plank, and old patches cannot be fully counted while the old roof is still on.
The scope should say how decking will be measured and how you will be told if more of it has to be replaced. That is what keeps a soft deck from becoming a mid-job surprise. Chimney flashing, step flashing, and pipe boots are replaced with the roof. They are not reused. New shingles will not fix flashing that was already failing.
What is not included

When a permit is required, it belongs in the same document as the material and the tear-off. Denver and nearby Lake Norman towns do not all use the same process. Ask who pulls the permit and who meets the inspector.
