Free Roof Inspection in Lincoln County, NC: What to Expect

What we check, what you walk away with, and when it’s worth scheduling a free roof inspection in Denver, Lincolnton, and across Lincoln County.

Roofing crew working on a residential roof

Lincoln County roofs take a steady beating: summer thunderstorms with strong wind, the occasional hailstorm, and years of hot sun. Most of that damage is hard to see from the driveway. A free roof inspection is the simplest way to find out where your roof actually stands before a small problem turns into a ceiling stain.

We’re based in Denver, NC 28037, and Lincoln County is home turf for us. Whether you’re in Denver, Lincolnton, or one of the neighborhoods along the west shore of Lake Norman, here’s what a free inspection from Campbells Precision Roofing covers, what you walk away with, and when it’s worth scheduling one.

When a roof inspection makes sense

You don’t need to wait for a leak. Here are common reasons homeowners call us for an inspection:

  • After hail or high wind. Hail bruises and creased shingles usually aren’t visible from the ground, and a broken shingle seal can let water in during the next storm even though the shingle is still there.
  • A leak or a new stain. A water spot on the ceiling, a damp attic, or a drip around a bathroom vent fan all deserve a look at the roof above them.
  • Visible wear. Curling or cracked shingles, bare patches, or piles of granules at the bottom of your downspouts are signs the roof is aging.
  • A tree limb came down. Even a glancing hit can crack shingles or bend flashing.
  • You want a second opinion. If someone knocked on your door after a storm or handed you a big repair quote, an honest local inspection helps you decide.

What we check on the roof

A good inspection looks at the whole roof system, not just the shingles you can see from the street. On a free inspection we check:

  • Shingles for hail bruising, punctures, creased or lifted tabs, missing pieces, granule loss, curling, and cracking.
  • Flashing where the roof meets walls and chimneys and through the valleys, where many leaks start.
  • Vents, pipe boots, and other penetrations, including skylights. Rubber pipe boots dry out and crack with age, and a failed boot is one of the most common sources of a small, slow leak.
  • Gutters, downspouts, and soft metals for dents, separation, and drainage problems. Dented gutters and downspouts are also a useful clue after a hailstorm.
  • Interior signs such as ceiling stains or attic moisture, when the situation calls for it.

We photograph what we find as we go. If something looks like storm damage, we’ll show you. If it looks like normal wear, we’ll tell you that too, and if we don’t see storm damage, we’ll say so plainly.

What you get afterward

Every free inspection ends with three things:

  1. Photos you keep of what we found on the roof.
  2. A plain-language summary of the roof’s condition, without jargon.
  3. An honest recommendation. That might be a targeted repair, a full replacement, or simply “your roof is fine, call us after the next big storm.”

There’s no cost and no obligation. You decide what happens next.

Repair or replace: how we make the call

Plenty of problems don’t need a new roof. If the rest of the roof is sound, a leak at a pipe boot, a flashing joint, or a few damaged shingles can usually be repaired on its own. Our guide on whether a roof leak can be fixed without replacing the whole roof walks through how that decision usually goes.

Replacement makes more sense when leaks are coming from several places, the decking feels soft, or wear like curling and granule loss shows up across several slopes. If you’re weighing that decision, read when to replace your roof in Denver, NC.

When a roof does need replacing, we do a full tear-off down to the deck. We never lay new shingles over old ones. Stripping the roof lets us inspect the decking and replace damaged boards before a complete GAF roofing system goes on. You can see what goes into that on our roof repair and replacement page.

Storm inspections in Lincoln County

After a hail or wind event, call as soon as it’s safe. The sooner the roof is inspected and photographed, the sooner you know whether you’re dealing with storm damage, normal wear, or nothing at all. Our storm damage inspections page explains how we document what we find.

To be clear about our role: Campbells Precision Roofing is a North Carolina licensed contractor, License #101889. We inspect, photograph, repair, and replace roofs. Questions about your policy go to your insurance company.

If there’s an active leak, we’ll talk through temporary protection like a tarp so the inside of your home stays dry while you decide on next steps. Our office hours are Monday through Friday, 8:00 AM to 5:00 PM. For storm emergencies, call or text (704) 280-5996 and we’ll respond as soon as we can.

What you can check safely from the ground

Please don’t climb onto your roof. Before we arrive, you can look for a few clues from the yard and inside the house:

  • Dents in gutters, downspouts, or the fins of your AC unit
  • Heavy granules washing out of downspouts
  • Shingle pieces in the yard or flashing that looks bent or lifted
  • New stains on ceilings or around skylights

Snap a few photos if you can. They help us know where to look first.

Don’t forget the gutters

Gutters are part of the roof system. When they’re clogged, sagging, or pulling away from the fascia, water backs up under the roof edge and spills against the foundation. We look at gutters on every inspection, and if they need work we can talk through seamless gutter options. RainDrop gutter guards are available as an option when they fit the house, not an automatic add-on.

How to tell a local roofer from a storm chaser

After big storms, out-of-town crews often go door to door. Before you let anyone on your roof, check for a North Carolina license, a local address, and a track record you can verify. Our guide on how to vet a roofer in North Carolina covers what to ask.

We’re a local crew based in Denver, a GAF Master Elite® contractor, and NC Licensed Contractor #101889. GAF is our primary shingle manufacturer, and we also offer CertainTeed, Brava, and VELUX products when a home calls for them. See our Denver, NC roofing page or the full list of areas we serve.

FAQ

Is the roof inspection really free?

Yes. There’s no cost and no obligation. You get photos and an honest recommendation, and you decide what happens next.

Do you inspect roofs in Lincolnton?

Yes. We’re based in Denver, NC and serve all of Lincoln County, including Lincolnton, plus Gaston, Mecklenburg, Catawba, Iredell, and Cleveland counties.

Will I get photos of what you find?

Yes. Every free inspection includes photos of what we found and a plain-language repair-or-replace recommendation you can keep for your records.

What if you don’t find any damage?

Then we’ll tell you that. Not every storm damages every roof, and an honest “your roof looks good” is a perfectly good outcome.
